Types of Maintenance Programs

Depending on the individual needs of clients, there are various ways to structure a lighting maintenance program. "One size" doesn't fit all. Click on the options below to get a general idea of just some of the options available.

    Bundled Relamp Programs
Back to Top   Bundled relamp programs are the most inclusive approach to lighting maintenance. This approach gives the maintenance contractor the responsibility for regular maintenance, group relamping and on call service. This approach is highly desirable for mutli-site retail customers because maintaining a well lit store is important to sales. The relamping provides for better illumination levels and predictable failure rates for lamps which in turn allows for the periodic (usually quarterly) scheduled maintenance calls to be effective. On call support is also incorporated into the program to address unusually high outages that may occasionally occur between scheduled visits.

    Stand Alone Relamp Programs

The stand alone relamp program only includes group relamping on a scheduled basis. This type of program is generally employed by facilities that already have embedded staff to support daily maintenance but not the resources to do the group relamp. The frequency of the group relamp is determined by the facility operating hours (lights on) and the rated life of the lamps. For retailers using fluorescent systems, this cycle is between 3 and 5 years depending on type of lamp used and hours of operation. For retailers using HID systems, the relamp cycle is 18 to 36 months. Any facility with predictable hours of operation should take advantage of this type of program because it is a much more cost effective method of lamp replacement with respect to labor and material.

    Stand Alone Scheduled Maintenance

Stand alone scheduled maintenance programs do not include group relamping but do include on call service. These programs will deploy technicians to service the lighting system on a regularly scheduled basis (usually quarterly). All failed lamps are replaced, failed fixtures repaired and other components of the lighting system serviced. This can include interior, exterior, signs, emergency lights, etc. Technicians arrive at the store prepared with material to handle almost anything encountered because they are pre-stocked based on historical data from the stores. Stand alone programs in lieu of the bundled, are usually employed for one of two reasons. The most common reason for using this program without a group relamping is because the company has not agreed on the value of group relamping. Over time, more and more companies are embracing group relamping while almost none ever stop group relamping once adopted. The second most common reason for adopting the stand alone is that the technology for the existing lighting systems in the stores is outdated and the group relamping program will be deferred until after the systems have been upgraded.

    Episodic Relamp Program

Episodic relamp programs are not scheduled based on lamp life but are usually triggered by some other event. The most common program such as this would be one triggered by store remodel dates (as when leases renew). The schedules for these programs are usually projected and coordinated well in advance allowing customers to complete this in a very cost effective manner. Programs such as this have the same immediate visual impact of a standard realmp program.
